San Carlos Multi-Family Apartments < BACK - Multi-Family Space is at a premium in the housing-strapped San Francisco Bay Area. To accommodate more people in this dense urban setting, area cities are re-zoning single-family residential properties to allow multi-family apartments and condominiums. Developers are looking to off-site modular construction to complete these units quickly while reducing disruption in established neighborhoods. Nashua Builders provided the developer an ideal solution. Schedule acceleration. While the podium/parking garage was being prepared at the site, Nashua completed all the modular units in our 154,000 square foot environmentally-controlled, off-site construction facility, allowing occupancy months sooner than would have been possible with conventional stick-built construction. Less disruption. With framing, MEP, drywall, fixtures, finishes, and painting completed at our plant—far from the site—Nashua greatly reduced the number of contractor trips to the site and minimized noise, disruption, and construction/safety hazards at this location deep in the heart of a quiet single-family residential neighborhood. The San Carlos Apartment project provides nine units of quality living in three modular, wood-framed stories built above the parking structure podium. This small multi-family apartment complex is located near public transit, attracting young urbanites with its hip, modern design, and ample bicycle parking for commuters. Hilton Garden Inn < BACK - Hospitality You know the saying "Time is money." In hotel construction, that money runs into millions of dollars. With that much on the line, Baywood turned to a trusted source—Nashua Builders—for their first modular project and the first ever modular hotel for the Hilton Garden Inn brand. “Baywood Hotels has been a longtime Hilton partner and supporter of the Hilton Garden Inn brand,” observes John Greenleaf, global head for Hilton Garden Inn. “Given this potentially challenging construction market and building site, they were eager to work with us to test this game-changing technique which offers a way to construct the hotel in a timely, cost-effective manner that reduces the overall disturbance in the building location.” No labor shortage issues. With the wildfires and other disasters destroying so many homes and businesses in California, construction resources have been stretched to the limit. Building with Nashua's year-round, in-place workforce avoided costly delays and stoppages. Schedule acceleration. Nashua's factory process is much more efficient than conventional site construction, speeding overall production. What's more, building in the factory while site preparation is taking place at the same time cut months of the schedule. Superior quality. The 5-story hotel, which is less than two miles from the Tesla Automobile Factory, includes 12 EV charging stations (naturally), 145 rooms, conference spaces, an extended outdoor area, restaurant and lobby bar. It is also Hilton’s first newbuild, focused-service hotel to implement the company’s Five Feet to Fitness Program providing in-room fitness equipment in eight guest rooms. Powder Light developers chose modular construction to avoid cold, snowy winter work and to speed up completion by months. Powder Light Multi-Family Housing < BACK - Multi-Family Like many ski resort areas, Big Sky is facing a housing shortage for both local residents and seasonal workers. “Big Sky has a housing crisis,” said Bayard Dominick, VP of planning and development for local developer Lone Mountain Land Company (LMLC). “This project is one of many that it's going to take to put a dent in our need.” Like many isolated mountain regions, conventional housing construction is hampered by a short building season and labor/trades availability. That's why LMLC turned to Nashua Builders to deliver a reliable, cost-effective solution by fabricating the modular units offsite in our Boise manufacturing facility. Schedule acceleration. Nashua's environmentally-controlled, 154,000 square foot Boise plant allowed us to build the units indoors—without worrying about snow and ice delaying construction. Phase 1 modules—up to 80% complete including interiors—were installed in just days in the early part of December, 2021 and will be ready in the summer of 2022 for the upcoming ski season. Phase 2 will come online in 2023. Budget certainty. Building indoors—where it's always sunny and dry—prevented the costly materials spoilage that's not uncommon in upper elevations. Further, our year-round, in-place workforce avoided expensive delays caused by variable labor and trade schedules. Minimal site impact. By completing most of the construction in Boise, Nashua greatly reduced disruptions for residents of Big Sky, with hundreds of fewer deliveries and contractor trips along Lone Mountain Trail. Powder Light will ultimately have 48 apartments of varying configurations, adding 448 beds to the housing stock. Amenities will include a fitness room, covered bike storage, onsite waste disposal and recycling, a 72-kilowatt solar photovoltaic system to heat water, a picnic pavilion overlooking the West Fork of the Gallatin River and a Skyline bus stop. The resort area is one of the most popular luxury vacation spots in the world and local property owners are renting out units for top dollar on Airbnb and VRBO. This inflates housing prices and squeezes year-round residents out of affordable permanent housing. Unfortunately, traditional construction struggles to meet housing demand due to a number of factors, including the area’s short construction season, inclement weather, labor shortages, and high costs. Nashua Builders was part of an attractive solution. Budget efficiency. Building inside our 154,000 square foot production facility, Nashua eliminated costly materials spoilage caused by rain, sleet, snow, and cold. We also avoided budget-busting delays due to labor/trade shortages, thanks to our reliable, in-place workforce. Schedule acceleration. These same advantages—constructing out of the weather with our in-place builders—helped speed up construction. They allowed us to start building in our Boise plant even while the spring snows still were falling in Vail. When the weather did moderate, foundations and site preparation took place at the same time we were completing modules. When the sites were ready, we immediately shipped modules for fast installation. The result? Units were ready for occupancy by local residents in time for peak ski season. Upscale quality. These luxurious, 3-story townhomes deliver the world-class aesthetics and amenities that residents and visitors expect in Vail. The Chamonix townhome complex was made possible by a public-private funding partnership led by the Town of Vail.
