West Holden Place Multi-Family Housing < BACK - Multi-Family As Colorado continues to grapple with a shortage of healthcare workers, West Holden Place—Denver’s largest high-density modular construction housing project—targets the area’s housing crisis with an innovative, affordable approach that offers more affordable housing for these much-needed healthcare workers. Nashua Builders enabled Adam Berger Development, the City and County of Denver, Colorado Department of Housing (CDOH), and Colorado Housing and Finance Authority (CHFA) to open the mixed-income multi-family project much sooner than would have been possible with conventional construction—and at lower cost. Budget certainty. “We think it's somewhere between 20%-25% in cost savings,” says Adam Berger, Founder of Adam Berger Development. “Dealing with a factory, a production line, that's more efficient. You can control variabilities. You don't have rain or snow, and you've got a committed workforce building for you.” Schedule acceleration. “We can build 40% faster,” notes Construction Manager Eric Farrington of Farrington Construction Management. “I’ve been building apartments in Colorado for twenty years, and modular is the most exciting thing to happen to this market.” West Holden Place was the site where Colorado Governor Jared Polis signed the Regional Building Codes for Factory-Built Structures bill into law. It removed regulatory redundancies, allowing for faster, more efficient construction of modular multifamily housing to meet the state’s growing demand for affordable housing. The six-story, 77-unit multifamily development offers attainable rental housing for households earning 80–120% AMI and features 1- and 2-bedroom units ranging from 500–1,000 square feet. By capitalizing on offsite construction, FCM was able to quickly build a high density development like West Holden Place, resulting in energy-efficient, modern, and affordable residences.     Spring Creek Apartments < BACK - Multi-Family Spring Creek Village is a community of well-appointed apartments set in a mountain valley within the White River National Forest. At an elevation of more than 6,300 feet, and surrounded by Rocky Mountain peaks approaching 9,000 feet, the area faces construction challenges typical of mountainous areas situated miles from major urban centers, including short build season and variability of construction labor availability. Off-site construction with Nashua Builders provided an ideal solution, delivering the volume and capacity needed for this extensive development while meeting an aggressive timeline. Schedule compression. Fabricating in our Boise factory helped avoid weather delays and accelerated construction. We were able to start building without worrying about unfavorable weather conditions. And our year-round, in-place workforce assured there were no stoppages or delays due to labor availability issues. Budget efficiency. Conventional site construction can't match the speed of our highly efficient factory process. And fabricating indoors at our 154,000 square foot plant—where the weather is always 65 degrees and sunny—avoids the costly spoilage of materials that often plagues mountain job sites. The project also incporporates a daycare center, indoor community space, and a public park. The Sawyer - Mammoth Lakes < BACK - Multi-Family The Pacific Companies (TPC), in conjunction with the town of Mammoth Lakes turned to Nashua Builders to help address the housing crunch facing local workforce residents. The town's Housing Now! program—focused on expanding the availability of affordable workforce housing—led to development of The Sawyer project, the initial phase of The Parcel, a 25-acre undeveloped site located near downtown. TPC, based in Eagle, Idaho, was selected as the Town's development partner in 2019 after a significant outreach effort and thorough selection process. As one of America's most prolific developers of workforce housing, TPC is deeply committed to addressing workforce housing by partnering with local governments, social service providers, and corporate equity investors to develop sustainable community housing properties. TPC developed its first apartment project in Mammoth in 2004 and has worked throughout the Eastern Sierra geography since that time. "Partnering with the Town of Mammoth Lakes on this historic project is an honor and privilege," states Caleb Roope, President and CEO of TPC. "It is evident that the entire community, Town Council, and staff are deeply committed to developing The Parcel with the goal of delivering much needed affordable housing in Mammoth Lakes." The short summer building season in the mountains and concerns about the availability of trades people made conventional construction challenging. Nashua Builders overcame these challenges by fabricating modular units offsite in our Boise manufacturing facility. Schedule acceleration. Our 154,000 square foot, environmentally-controlled plant enabled Nashua to build indoors over the course of the winter ski season—without worrying about snow and ice. Once the site was ready, the modules were transported and installed in just weeks. Opening is scheduled for Spring of 2024. Budget certainty. Materials spoilage is always a concern when building at altitude. But building inside our plant—where conditions are always warm and dry—eliminated that financial risk. In addition, Nashua's year-round, in-place workforce assured there were no costly delays due to labor shortages or variable trade schedules. Minimal site impact. By completing so much of the construction in Boise, Nashua eliminated the hundreds of materials deliveries and contractor trips that conventional construction would have entailed.     Conifer Commons, a cost-efficient modular solution for Winter Park's workforce housing crisis, has been hailed by industry professionals and community leaders as “a national model for other ski resorts.” Conifer Commons - Winter Park < BACK - Multi-Family With nearly 60% of housing in Winter Park, Colorado devoted to second homes and vacation rentals, Winter Park Resort recognized the crisis-level need for local housing for seasonal and year-round workers. The solution? Conifer Commons, hailed by industry professionals and community leaders as “a national model for other ski resorts.” “As one of the largest employers in the area, we wanted to make sure our seasonal and year-round workers have affordable housing that provides essential accommodations – and that also supports our core values around people and community. After all, Winter Park Resort is as much about our people and quality of life, as it is about our unspoiled forest and slopes,” says Sky Foulkes, Winter Park Resort president. Initially, the project did face a number of construction challenges. Among these were the short building season as well as questions about the availability of labor/trades people. Fortunately, Nashua Builders came through with an efficient, off-site modular solution. Schedule acceleration. While visitors and residents alike enjoyed the 2022-23 winter ski season, Nashua was hard at work fabricating indoors at our environmentally-controlled, 154,000 square foot plant in Boise. With no delays from weather, snow, or ice, the 192 modules were completed on time—ready for transport and installation when site preparation was finished. Budget certainty. Significant expenses that are difficult to control when building in upper elevations—including costly delays caused by weather and/or labor availability and materials spoilage—were never factors for the resort, thanks to Nashua's year-round, in-place workforce and protected, indoor fabrication. Minimal site impact. The build site was situated just off a key access road and a busy parking area. By eliminating the months of construction traffic and hazards associated with conventional, site-built construction, Nashua helped the resort avoid congestion problems (the two 4-story buildings were erected in less than 30 days). Designed for both seasonal and year-round workers, Conifer Commons includes a mix of studio and single units accommodating workers and professionals in their own private, lockable apartments. The buildings feature communal kitchens, living spaces, and bathrooms on each of four floors. Conifer Commons is located just yards away from Winter Park Resort’s Cabriolet lift, making it convenient, walkable, and accessible to public transportation for residents.     Coburn Crossing Apartments < BACK - Multi-Family The Lake Tahoe area is a year-round vacation paradise, with wealthy visitors providing an economic boon. But for nearby Truckee—as with many other resort areas—local residents face a challenge finding affordable multifamily housing in a market dominated by short-term vacation rentals. Towns like Truckee are trying new approaches to solve the problem, including changing zoning laws, subsidizing specific types of housing, and encouraging faster and more efficient modular construction. All three of these factors came into play for Truckee’s latest affordable multifamily housing complex: Coburn Crossing Apartments. Nashua Builders delivered on the efficient modular construction part of the equation. Budget certainty. Nashua Builders prevented the costly materials spoilage caused by mountain rain, sleet, snow, and cold by fabricating inside our protected, 154,000 square foot off-site construction facility. In addition, our year-round, in-place workforce helped eliminate expensive delays by circumventing the tight availability of labor and trades in the Lake Tahoe area. Schedule acceleration. Nashua was able to start building in our environmentally-controlled Boise plant while snow was still on the ground in the mountainous Tahoe area. Our work continued as site preparation began in the summer. As soon as the site and foundations were ready, transport began to allow efficient installation and completion. This allowed locals to take up residence by time the peak winter season started. Nashua built two of the five Coburn Crossing apartment buildings, all of which are deed-restricted for local-ownership-only to provide attainable housing for the residents who are the backbone of this popular area. We're proud that our off-site modular construction not only addressed the affordable housing issue for local residents, but also helped boost long-term economic growth—supporting a larger permanent workforce for Lake Tahoe’s world-class skiing, snowboarding, boating, mountain biking, and more.     The Children's Learning Center < BACK - More Projects The Learning Center wanted to bring multiple community programs housed in various buildings around the area under one roof. The non-profit had a tight budget and architect Gregory Mason of Krikor Architecture knew winters are long and the summer building season is short in Jackson, Wyoming. Nashua Builders provided an excellent solution. Cost effectiveness. Nashua Builders constructed the 17 modules inside our 150,000 square foot environmentally-controlled, off-site construction facility. We delivered budget savings due to our highly-efficient factory production process. We also avoided costly delays caused by inclement weather, regional labor shortages/availability, etc. from impacting the budget. Schedule acceleration. While site preparation was taking place, we were completing the modular units in our factory at the same time, enabling The Children's Center to open its doors months sooner than would have been possible with conventional stick-built construction. Minimal site disruption. The new center was built in the heart of Jackson. Nashua greatly reduced disruptions for the surrounding businesses by completing much of the work far from the tight build site. Today, The Children's Learning Center proudly provides Early Childhood Education, Early Head Start, Head Start, and Special Education Programs to the northwestern region of Wyoming in a spacious, modern facility that's beautiful on the outside and inside.     Frishman Hollow Apartments < BACK - Multi-Family The mountain town of Truckee, California is gateway to the north shore of Lake Tahoe, a year-round vacation hot spot for wealthy visitors. As with many towns like Truckee, the year-round residents who work in the local resorts, hotels, spas, and restaurants face challenges finding attainable, affordable housing. Unfortunately, conventional construction approaches don’t offer much help. The area—known for tough winters—has a short building season and a variable construction labor force. Nashua Builders helped developer The Pacific Companies overcome these obstacles, delivering a cost-effective modular solution fabricated off-site in our Boise manufacturing facility. Schedule acceleration. Bad weather doesn’t slow down Nashua. We can build anytime of the year in our environmentally-controlled Boise plant—even if snow is burying roads, businesses, and jobsites in the mountains. That means we can start fabricating modules long before site crews even think about breaking ground. Our off-site modular construction made it possible to start installing apartment modules—up to 80% complete—as soon as foundations and site work were finished. This cut months off the overall schedule. Budget certainty. Anyone who’s built at altitude knows that materials spoilage from snow, sleet, and cold can devastate a budget. Further, expensive delays as crews wait for weather to clear—especially when labor and trade availability are tight—only aggravates budget issues. Fortunately, those issues simply don’t exist for Nashua. By fabricating inside our protected, 154,000 square foot off-site construction facility with our in-place, year-round workforce, we eliminate expensive delays and budget overruns. Minimal site impact. By completing much of the work of this second phase far away from the the occupied apartments of the first phase, Nashua greatly reduced disruptions for the existing residents. Not only were there hundreds of fewer deliveries and contractor trips to the site, offsite construction also made it easier to situate the units among the trees without disturbing the peaceful, natural setting. Frishman Hollow—the second of a 2-phase project—consists of two 30-unit buildings and two 4-plex buildings comprised of studio apartments. The design offers handicap accessible units, as well as units designed and constructed specifically for individuals with sensory impairments. For the benefit and welfare of residents, the complex includes a 1,050 square foot recreation building featuring an office, maintenance room, computer learning center, laundry facilities, exercise room, and a community / TV room. Barbecue areas with tables and benches are situated throughout the development and surrounded by plenty of open space. For children, a 2,500 square foot playground area with equipment provides a perfect place for recreation. Nashua Builders helped Silver Creek hotel overcome these obstacles, making it possible for this multi-story hospitality showplace to be ready for the ski season. Schedule acceleration. By building in our 154,000 square foot, climate-controlled facility, Nashua was able to start construction on the 39 modules before ground breaking—protected from bad weather even though Spring snows were still on ground in the mountains. And our year-round, in-place workforce assured fast, reliable completion. Budget certainty. Construction expenses are just one side of the ROI equation. By enabling occupancy months earlier than would have been possible with conventional, stick-built construction, Nashua Builders ensured the revenue side of the ledger started producing as soon as the ski season began.
