    The Children's Learning Center < BACK - More Projects The Learning Center wanted to bring multiple community programs housed in various buildings around the area under one roof. The non-profit had a tight budget and architect Gregory Mason of Krikor Architecture knew winters are long and the summer building season is short in Jackson, Wyoming. Nashua Builders provided an excellent solution. ​ Cost effectiveness. Nashua Builders constructed the 17 modules inside our 150,000 square foot environmentally-controlled, off-site construction facility. We delivered budget savings due to our highly-efficient factory production process. We also avoided costly delays caused by inclement weather, regional labor shortages/availability, etc. from impacting the budget. Schedule acceleration. While site preparation was taking place, we were completing the modular units in our factory at the same time, enabling The Children's Center to open its doors months sooner than would have been possible with conventional stick-built construction. Minimal site disruption. The new center was built in the heart of Jackson. Nashua greatly reduced disruptions for the surrounding businesses by completing much of the work far from the tight build site. ​ Today, The Children's Learning Center proudly provides Early Childhood Education, Early Head Start, Head Start, and Special Education Programs to the northwestern region of Wyoming in a spacious, modern facility that's beautiful on the outside and inside.     Spring Creek Apartments < BACK - Multi-Family Spring Creek Village is a community of well-appointed apartments set in a mountain valley within the White River National Forest. At an elevation of more than 6,300 feet, and surrounded by Rocky Mountain peaks approaching 9,000 feet, the area faces construction challenges typical of mountainous areas situated miles from major urban centers, including short build season and variability of construction labor availability. ​ Off-site construction with Nashua Builders provided an ideal solution, delivering the volume and capacity needed for this extensive development while meeting an aggressive timeline. ​ Schedule compression. Fabricating in our Boise factory helped avoid weather delays and accelerated construction. We were able to start building without worrying about unfavorable weather conditions. And our year-round, in-place workforce assured there were no stoppages or delays due to labor availability issues. Budget efficiency. Conventional site construction can't match the speed of our highly efficient factory process. And fabricating indoors at our 154,000 square foot plant—where the weather is always 65 degrees and sunny—avoids the costly spoilage of materials that often plagues mountain job sites. Less site risk and disruption. Spring Creek is located close to established neighborhoods. By completing up to 90% of construction in our Boise plant, we spared the community hundreds of trips by contractors, laborers, heavy equipment, delivery trucks, and more. ​ Spring Creek provides affordable, stylish living to hundreds of residents, with amenities like a community garden, clubhouse, basketball court, volleyball court, and grassy soccer field—all close to the amenities and local attractions of Gypsum.     Oakland International Seniors < BACK - Multi-Family Each day, tens of thousands of Americans reach retirement age—and that will be the case for at least a decade to come. But amid the many senior housing developments for the wealthy, affordable senior housing for the majority of elderly adults on fixed incomes is scarce. ​ By increasing efficiency and reducing time to market, modular construction by Nashua Builders offers solutions to the senior housing crisis, helping developers of senior living communities make their projects more affordable. Oakland International Seniors is the largest recently-designed affordable complex for seniors in the Bay Area. This 320-unit, five-level modular project is built over one level of parking/amenity space and a concrete podium. ​ Senior living developer AMG & Associates, LLC/The Pacific Companies originally planned for the complex to be conventionally built, but once they determined the time and expense of the project, they sought alternative solutions to secure funding, bring the project to market, and keep rental rates down—while continuing to provide high-quality, well-designed residences for low and moderate-income seniors.     Coburn Crossing Apartments < BACK - Multi-Family The Lake Tahoe area is a year-round vacation paradise, with wealthy visitors providing an economic boon. But for nearby Truckee—as with many other resort areas—local residents face a challenge finding affordable multifamily housing in a market dominated by short-term vacation rentals. Towns like Truckee are trying new approaches to solve the problem, including changing zoning laws, subsidizing specific types of housing, and encouraging faster and more efficient modular construction. All three of these factors came into play for Truckee’s latest affordable multifamily housing complex: Coburn Crossing Apartments. Nashua Builders delivered on the efficient modular construction part of the equation. ​ Budget certainty. Nashua Builders prevented the costly materials spoilage caused by mountain rain, sleet, snow, and cold by fabricating inside our protected, 154,000 square foot off-site construction facility. In addition, our year-round, in-place workforce helped eliminate expensive delays by circumventing the tight availability of labor and trades in the Lake Tahoe area. Schedule acceleration. Nashua was able to start building in our environmentally-controlled Boise plant while snow was still on the ground in the mountainous Tahoe area. Our work continued as site preparation began in the summer. As soon as the site and foundations were ready, transport began to allow efficient installation and completion. This allowed locals to take up residence by time the peak winter season started. ​ Nashua built two of the five Coburn Crossing apartment buildings, all of which are deed-restricted for local-ownership-only to provide attainable housing for the residents who are the backbone of this popular area. ​ We're proud that our off-site modular construction not only addressed the affordable housing issue for local residents, but also helped boost long-term economic growth—supporting a larger permanent workforce for Lake Tahoe’s world-class skiing, snowboarding, boating, mountain biking, and more.
